Every asset on the right floor
Assets are registered with a three-level location — site, building and floor — and classified by category: HVAC, electrical, plumbing, mechanical, safety, IT and networking. Whoever opens the work order knows exactly where to send the technician, and whoever arrives knows where to look.
For companies serving several residential or office buildings, each building is a customer, with its own sites, contacts and assets kept separate.
Building routines that run themselves
Air-conditioning filter cleaning, switchboard inspections, pump tests, emergency-lighting checks: each routine becomes a recurring plan that generates the work order on its due date, with checklist and technician set.

Occupant requests without a WhatsApp group
The request portal takes requests from building managers, caretakers and occupants, with up to five photos and tracking by reference number. Access can be by code, for registered contacts, or open to anyone with the building's link.
The team triages them in a single queue and converts a request into a work order in one click. The occupant follows progress without calling the front desk.
Jobs recorded with evidence
Every work order records checklists with required photos on critical items, before and after photos, parts used, real times and the responsible person's signature — on the app screen or by link on their own phone. Rounds and walk-throughs use inspection work orders, kept apart from corrective work in filters and in the billing close.
Subcontractors who will not install an app run the same work order over WhatsApp, under the same requirements as the in-house crew.
Reports, manuals and contracts with deadlines
In document governance, inspection reports, manuals and subcontractor contracts live in folders, linked to the building and the asset, with expiry dates applied automatically and control over who can read and edit each document.

For companies serving a portfolio of buildings, each technician's day is routed over real roads, with pinned stops when building management has set hours. Per-work-order or fixed-fee contracts and a monthly close per customer complete the billing cycle.
A month of facilities maintenance in Atus
At the start of the month, preventive plans generate the work orders for filter cleaning, pump tests and switchboard inspections, already spread across the technicians. During the month, occupant requests arrive through the portal with photos, are triaged and become corrective work orders when they stand.
Every job closes with a checklist, photos and the caretaker's or building manager's signature. At month end, the list filtered by type shows how much was preventive, corrective and inspection work, and the billing close gathers what needs to be charged or reported to management.
